Housing sales in Gurugram down 12% during Jan-March: Report

Housing sales in Gurugram fell 12 per cent y-o-y in January-March, while the demand for residential properties increased in Noida by 19 per cent, according to Anarock.

Real estate consultant Anarock’s data showed that housing sales in Gurugram’s primary market (first sale) declined 12 per cent to 8,550 units in the January-March period this year from 9,750 units in the year-ago period.

In contrast, Noida saw a 19 per cent increase in housing sales to 1,600 units during January-March this year from 1,350 units in the corresponding period of the previous year.

Commenting on the trend, Anarock Vice Chairman Santhosh Kumar said, “The demand continues to be strong in Gurugram. Still, sales dipped in the IT city due to a fall in new supply. Many builders did not get approvals to launch projects”.

“There would be more launches of housing projects in Gurugram after the Lok Sabha election,” he added.

As per the data, housing sales in Greater Noida declined by 19 per cent to 2,350 units during the first quarter of this calendar year against 2,900 units in the year-ago period.

Ghaziabad, Faridabad, Bhiwadi and Delhi together saw sales of 3,150 units in January-March compared to 3,160 units in the same period last year.

Overall, sales of residential properties in Delhi-NCR dipped 9 per cent to 15,650 units in the first quarter of this year from 17,160 units in the corresponding period of the previous year.

On the demand scenario of the Delhi-NCR housing market, realty firm Krisumi Corporation MD Mohit Jain said, “Gurugram remains one of the most preferred destinations for luxury properties, particularly for high-networth individuals”.

Yash Miglani, MD of Noida-based realty firm Migsun Group, said, Noida has been a prominent region in Delhi-NCR for buyers and developers.

He attributed the rise in sales in Noida to announcements of many infrastructure projects, including Jewar Airport.

Miglani said the trend would continue, and the Noida market will see strong sales in the coming months.

Vishal Raheja, founder and MD of housing brokerage firm InvestoXpert.com, said, “Noida’s growth signals its resilience and attractiveness to buyers, buoyed by strategic infrastructure development and affordability”.

Shiwang Suraj, founder and Director of housing brokerage firm InfraMantra, said, “We are witnessing an important transition with demand moderating, influenced by fewer new housing launches”.

“The Delhi-NCR market is witnessing launches of more premium projects, and this trend will become more pronounced in 2024,” Suraj said.

UCLA’s defense could be living on the edge without Laiatu Latu and twins Grayson and Gabriel Murphy.

Those three edge rushers combined for 26 sacks last season while making things considerably easier for every player around them.

Their departures mean that new defensive coordinator Ikaika Malloe must find some production out of far less heralded players. Candidates to provide the necessary quarterback pressure include Choe Bryant-Strother, Joquarri Price and a host of newcomers.

The interior defensive line should be a strength with starters Jay Toia and Keanu Williams back. The linebacking corps is deep and experienced with Kain Medrano, Oluwafemi Oladejo, JonJon Vaughns and possibly Ale Kaho all returning.

There’s some serious turnover in the secondary, where cornerback Jaylin Davies is the only full-time starter returning. Cornerback Devin Kirkwood will be seeking more consistency after an up-and-down season that resulted in a demotion to a reserve role.

The starting safety spots are up for grabs, with Notre Dame transfer Ramon Henderson and Oregon transfer Bryan Addison both strong candidates to take those roles provided that Addison is granted a rare seventh season of eligibility.

Georgia Tech transfer K.J. Wallace and redshirt junior D.J. Justice will likely be the top nickel backs.

All the highlights of this year’s Brisbane National 4×4 Show

The National 4×4 Show just ran in Brisbane. Was it a success or a flop?

With retail markets in Australia feeling the strain of interest rates and as we start to see a return to normality after COVID, how is the Aussie automotive community responding?

Over the weekend of March 15 to 17, the RNA Showgrounds came to life with the Brisbane National 4×4 Show. It’s one of three events held for the 4WD sector by ETF (Exhibitions and Trade Fairs).

With Sydney and Melbourne to follow later in the year, this is one of the biggest events of its type in the country and the major expo for the South East Queensland off-road community and industry.

The event sprawled across four halls, a number of open and covered outdoor areas and the main oval. Sites were well stocked and staffed, there were no large voids and the variety of products and companies on show was generally a healthy spread of the off-road automotive industry.

A number of moving displays were dotted around the show and a variety of educational stages provided everything from basic recovery guidance to off-roading and towing tips.

A crowd favourite and long-term show supporter, Isuzu Ute Australia, had a corporate stand backing onto the Isuzu Team D-Max stunt car show.

“Exhibiting the latest Isuzu D-Max and MU-X models at the National 4×4 Outdoors Show isn’t just a chance for us to showcase two of Australia’s top-selling 4x4s, it’s an unique opportunity for us to bring the showroom to the enthusiasts, and get them inside the vehicles, to see and experience them firsthand,” said Isuzu Ute Australia PR manager Mark Harman.

“The Iron Summit is a great example of what to expect, giving people an unrivalled experience as they drive up and over the world’s steepest mobile ramp at 45 degrees.

“As one of the only vehicle brands on display and the only brand with a dedicated 4×4 training program, these 4×4 shows are incredibly important to us and we have been honoured to be part of the show for the past decade.”

Ineos was again back showing its support and value for the off-road community. It had three vehicles on display but sadly not the highly anticipated Quartermaster, a dual-cab version of their Grenadier.

There weren’t a lot of groundbreaking new products on display but there were a few surprises.

There seemed to be more tyre brands and tyre resellers on display and noticeably there was a good presence for Yokohama who are now coming to market with a growing range of Geolandar tyres specifically for 4×4 enthusiasts.

Australian management for Yokohama (a Japanese company) said the Japanese management were astounded by the local thirst for off-road tyres and that there was still plenty of potential to grow the brand locally.

Outside, the main oval was almost entirely covered with caravans and this seems to be one of the key growth areas still within the off-road community. MDC Camper Trailers and Offroad Caravans made a triumphant return with a number of flagship new models on display that take off-grid adventures to a whole new level.

Another big player, and comparative newcomer, Bushwakka Adventure Gear launched a misting awning that had punters hanging around to freshen up from the Queensland heat.

One of the few non caravan brands also out on the oval was Carbon Offroad, a highly progressive company focussed on off-road recovery equipment.

“This year’s Brisbane 4×4 show saw a solid turnout from vendors, reflecting the growing demand for outdoor and offroad products post-COVID,” said Carbon Offroad owner Dan Kozaris.

“Carbon Offroad made its mark by exhibiting as a standalone brand for the first time, showcasing our high-quality, value-for-money winch and recovery products.

“Our face-to-face interactions with enthusiasts were invaluable, allowing us to directly communicate the benefits of choosing Carbon Offroad.

“And the success of the Brisbane show has led us to book space at both the upcoming Melbourne and Sydney shows, where we’ll continue to grow our presence and connect with even more offroad fans.”

While there was no shortage of the large touring 4×4 trucks, there did seem to be more big-build American 4x4s that rivalled the number of Landcruiser 300s on display.

Overall there was a notable reduction in visitors and cash and carry spending, as well as a clear lack of enterprising, innovative and jaw-dropping stands.

This was all countered, however, by the number of big builds, big trucks and big tyres that demonstrated where the money was being spent and the industries faith and commitment within the retail sector.

Based on that we will rate the National 4×4 Show in Brisbane as a success and a strong sign for the future of our off road automotive industry and community.

On the fundamental front, the coming Bitcoin Halving is increasing the anticipations for a bull run. As per the 1.618 Fib level, the upcoming rally might eye $95,952 as a potential target. Hence, optimistically, the price of a single Bitcoin could hit $100,000 by the end of this month. 

Could Ethereum Bulls Land Beyond $5,000 This April?

Being the second biggest cryptocurrency per market cap, the ETH price is rising back in the market-wide recovery. As Ethereum sustains dominance above the $3,400 level, a brawl continues at the psychological mark of $3,500.

With a long-tail weekly candle, the lower price rejection reflects a bullish comeback and strong underlying demand for the altcoin. Refusing a bearish closure below $3,400 and the 61.80% Fibonacci level, the overall bullish reversal rally overcomes the sudden supply wave.

In the weekly chart, the ETH price is trapped between the 78.60% and 61.80% Fib levels at $3,872 and $3,274. A break on either side of these crucial boundaries will shape the upcoming trend in Ethereum. 

Considering the uptrend in Ethereum surpasses the $4,000 barrier with the high anticipations of an altcoin season, April could end on a bullish note. Optimistically, per the Fibonacci levels, the ETH price could surge to a new all-time high above $4,868 and reach $5,000.

The president of the the Institute of Company Secretaries of India (ICSI), B Narasimhan, on Saturday said that when the Indian economy reaches $30 trillion by 2047 as per the expectations, the country will need two lakh company secretaries. The country currently, has 72,000 company secretaries..

Speaking to the media on the  sidelines of a seminar on ‘Demystifying NCLT Practices’ here on Saturday, Narasimhan said if the India becomes a $30-trillion economy by 2047, as aspired by the Prime Minister Narendra Modi, the requirement of company secretaries will be trippled compared to the current number. 

ICSI enrols 14,000 students every year under various programmes. “We will be doubling the strength this year,’‘ Narasimhan said,  

ICSI recently entered into an MoU with The National Institute of Securities Markets (NISM), a public trust established by the regulator of securities markets in India, Securities and Exchange Board of India (SEBI). 

The MoU marked the continuation of the long-term association between the two institutes that will facilitate and enhance institutional collaboration in the area of capacity building and collaborative programmes in the areas of compliance, securities markets, law and governance, he added.  ICSI has pacts with 141 universities across India.

It might not be that far from the truth, as more and more physicians are turning to artificial intelligence to ease their busy workloads.

Studies have shown that up to 10% of doctors are now using ChatGPT, a large language model (LLM) made by OpenAI — but just how accurate are its responses?

WHAT IS ARTIFICIAL INTELLIGENCE (AI)?

A team of researchers from the University of Kansas Medical Center decided to find out.

“Every year, about a million new medical articles are published in scientific journals, but busy doctors don’t have that much time to read them,” Dan Parente, the senior study author and an assistant professor at the university, told Fox News Digital.

“We wondered if large language models — in this case, ChatGPT — could help clinicians review the medical literature more quickly and find articles that might be most relevant for them.”

WHAT IS CHATGPT?

For a new study published in the Annals of Family Medicine, the researchers used ChatGPT 3.5 to summarize 140 peer-reviewed studies from 14 medical journals.

Seven physicians then independently reviewed the chatbot’s responses, rating them on quality, accuracy and bias.

The AI responses were found to be 70% shorter than real physicians’ responses, but the responses rated high in accuracy (92.5%) and quality (90%) and were not found to have bias.

Serious inaccuracies and hallucinations were “uncommon” — found in only four of 140 summaries. 

“One problem with large language models is also that they can sometimes ‘hallucinate,’ which means they make up information that just isn’t true,” Parente noted. 

CHATGPT FOUND BY STUDY TO SPREAD INACCURACIES WHEN ANSWERING MEDICATION QUESTIONS

“We were worried that this would be a serious problem, but instead we found that serious inaccuracies and hallucination were very rare.”

Out of the 140 summaries, only two were hallucinated, he said.

Minor inaccuracies were a little more common, however — appearing in 20 of 140 summaries.

“We also found that ChatGPT could generally help physicians figure out whether an entire journal was relevant to a medical specialty — for example, to a cardiologist or to a primary care physician — but had a lot harder of a time knowing when an individual article was relevant to a medical specialty,” Parente added.

Based on these findings, Parente noted that ChatGPT could help busy doctors and scientists decide which new articles in medical journals are most worthwhile for them to read. 

“People should encourage their doctors to stay current with new advances in medicine so they can provide evidence-based care,” he said.

‘Use them carefully’

Dr. Harvey Castro, a Dallas-based board-certified emergency medicine physician and national speaker on artificial intelligence in health care, was not involved in the University of Kansas study but offered his insights on ChatGPT use by physicians.

“AI’s integration into health care, particularly for tasks such as interpreting and summarizing complex medical studies, significantly improves clinical decision-making,” he told Fox News Digital.

“This technological support is critical in environments like the ER, where time is of the essence and the workload can be overwhelming.”

Castro noted, however, that ChatGPT and other AI models have some limitations.

“It’s important to check that the AI is giving us reasonable and accurate answers.”

“Despite AI’s potential, the presence of inaccuracies in AI-generated summaries — although minimal — raises concerns about the reliability of using AI as the sole source for clinical decision-making,” Castro said. 

“The article highlights a few serious inaccuracies within AI-generated summaries, underscoring the need for cautious integration of AI tools in clinical settings.”

Given these potential inaccuracies, particularly in high-risk scenarios, Castro stressed the importance of having health care professionals oversee and validate AI-generated content.

The researchers agreed, noting the importance of weighing the helpful benefits of LLMs like ChatGPT with the need for caution.

“Like any power tool, we need to use them carefully,” Parente told Fox News Digital. 

“When we ask a large language model to do a new task — in this case, summarizing medical abstracts — it’s important to check that the AI is giving us reasonable and accurate answers.”
